Ranong Home Buyer’s Guide 2026: 7 Things to Check Before You Buy

Ranong is one of the rainiest provinces in Thailand, so choosing a housing-estate home here involves a few questions buyers elsewhere can skip. This guide sets out seven things to check before you buy in Ranong. It is written by the Dreamhill Ranong team, and for each point we state plainly how our own project measures up, so you can compare it fairly with others.

1. Elevation and flood history

Ranong is known for "eight months of rain, four of sun". Homes on low-lying land or former water-catchment areas carry a higher risk of flooding and standing water.

  • Ask how high the land is above sea level, and ask local residents about past flooding.
  • Check whether the project is built on low ground or on a former waterway or catchment area.
  • If you can, visit after heavy rain.

At Dreamhill Ranong: On Khao Prik Thai Road, about 27 m above sea level — one of the highest points in Ranong town, with no history of flooding.

2. Materials that handle humidity

Year-round humidity makes some materials deteriorate, grow mould or stain quickly, so asking what the house is built from matters as much as the floor plan.

  • Are the walls brick-and-plaster or precast panels? Brick-and-plaster is more flexible to renovate and extend.
  • What are the window and door frames made of? uPVC does not rust, handles humidity well and insulates against noise and heat.
  • Which brand are the tiles and sanitary ware?
  • Does the roof have insulation or a heat-reflective layer?

At Dreamhill Ranong: Red brick and plaster, premium-grade uPVC windows and doors, Cotto tiles and fixtures throughout, and a heat-insulating roof.

3. Common fees and monthly costs

Common fees look small but add up. At 1,000 THB a month, that is 12,000 THB a year — or 360,000 THB over 30 years, roughly three years of mortgage payments at 10,500 THB a month.

  • How much is the fee per month or year, and is it likely to rise?
  • What does it cover — waste collection, street lighting, security?

At Dreamhill Ranong: No common area fees, with waste collection 3 times a week.

4. Twin houses: which walls are shared?

Twin houses are more affordable than detached homes, but designs vary widely. Some share a full-length party wall — including bedroom walls — so you hear your neighbours.

  • Ask to see the plan showing which walls touch the neighbouring unit.
  • Check whether any bedroom sits against the shared wall.
  • Listen for yourself in a show house or an occupied home.

At Dreamhill Ranong: Homes are not connected except at the bathroom wall; bedrooms and living areas never share a wall with next door.

5. Real travel time, not map distance

Map distance can be misleading. Some locations force you onto the highway and a long U-turn, or down narrow sois, which makes daily trips longer than expected.

  • Drive to work, school and the hospital at rush hour before you decide.
  • Check whether every trip needs a long U-turn or the main highway.

At Dreamhill Ranong: A direct drive into town without using Petchkasem Road: Big C 5 minutes, Ranong Hospital 6 minutes, most daily needs within 10 minutes.

6. Land size, parking and room to extend

Families grow. A good home should leave room to extend and enough parking for real life.

  • How many square wah is the plot, and how wide is the frontage?
  • How many cars fit without parking on the street?
  • Is there space at the back or side for an extra room or kitchen?

At Dreamhill Ranong: Land from 40.4 sq. wah (8.5 × 19 m), parking for 2 cars, and a 2.35 m rear yard with a large laundry area.

7. Budget and estimated repayments

The table below shows estimated monthly repayments on an equal-instalment loan over 30 years, excluding insurance and other fees.

Banks generally prefer total debt repayments to stay under roughly 40% of monthly income — so a 10,540 THB instalment suggests an income of about 26,000 THB a month or more (each bank sets its own criteria). Also budget for transfer-day costs such as the transfer fee and mortgage registration fee, whose rates can change with government measures each year.

3.0M THB12,64814,32216,105

Frequently Asked Questions

What should I check first when buying a housing-estate home in Ranong?

Start with elevation and flood history, because Ranong is one of Thailand’s rainiest provinces. After that, check materials that handle humidity, common fees, privacy and real travel times to work and school.

What is the difference between a twin house and a detached house in Ranong?

A detached house shares no walls but costs more. A twin house is more affordable but usually shares a wall with the neighbour, so check the plan to see which walls touch. Some projects, such as Dreamhill Ranong, connect the two homes only at the bathroom wall, giving privacy close to a detached house.

What is the monthly repayment on a 2.5 million baht home loan?

Over 30 years, roughly 10,540 THB a month at 3% interest, 11,935 THB at 4% and 13,421 THB at 5%. Actual figures depend on each bank’s terms.

Are there housing estates in Ranong with no common fees?

Yes — for example Dreamhill Ranong on Khao Prik Thai Road in Mueang Ranong, a twin-house estate with no common area fees and waste collection 3 times a week.
